Requirements and Qualifications
To qualify for this position, candidates are expected to fulfill the following educational and professional criteria:
* Educational Background: Diploma or Bachelor’s Degree in Quantity Surveying, Civil Engineering, or a closely related discipline from a recognized institute or university.
* Experience Level: Minimum of 3 years of hands-on professional experience working on apartment construction or large-scale commercial building projects.
* Technical Proficiency: Strong practical knowledge and technical command of industry software tools, including Microsoft Excel, AutoCAD, and CostX.
* Drawing Interpretation: Proven expertise in accurately reading architectural and engineering blueprints to extract exact quantities and perform detailed take-offs.
* Local Market Knowledge: Comprehensive familiarity with local construction rates, material costs, supplier pricing structures, and standard Sri Lankan billing formats.
* Core Competencies: High attention to detail, strong organizational expertise, systematic reporting capabilities, and the ability to work under tight project timelines.
* Site Coordination Skills: Proactive communication skills to collaborate effectively with site engineers, contractors, and higher management to resolve technical discrepancies.
Key Responsibilities
* Perform detailed quantity take-offs, cost estimates, and prepare interim bills based on finalized engineering drawings.
* Draft accurate Bills of Quantities (BOQs) and comprehensive material calculation reports.
* Evaluate subcontractor proposals/quotations and prepare detailed comparative cost analysis sheets.
* Conduct regular site inspections to verify physical progress, validate material usage, and ensure technical feasibility on site.
* Track site material consumption, perform reconciliation against usage reports, and control wastage.
* Identify potential construction-related cost discrepancies early and provide workable solutions under deadline pressures.
* Work alongside site engineers and project managers to streamline financial valuations and progress payment claims.
